Petaling Jaya Sections and Postcodes — How the Numbering Actually Works

Petaling Jaya runs on two separate numbering systems that overlap confusingly, and a good part of what people call PJ is actually under a different council entirely. Here is how it fits together.
Two numbering systems, one city
Petaling Jaya uses numbered Sections (Section 1 through the 50s) for the older parts of the city, and SS numbers — standing for Sungai Way–Subang — for the areas developed later to the west. They are not sequential with each other and they do not map onto one another, which is why PJ addresses confuse people who did not grow up with them.
The part almost everyone gets wrong
SS12 to SS19 are not in Petaling Jaya. They fall under the Subang Jaya City Council, not the Petaling Jaya City Council, and carry Subang Jaya postcodes. So if you are searching for SS17 or SS19, you are looking at Subang Jaya — a different local authority with its own assessment rates, its own planning department and its own approval process for your renovation.
Why that matters beyond trivia
Your local authority determines your assessment (cukai pintu), who approves your building plans, and which council you deal with on everything from drainage to a tree that needs removing. Buyers often assume "PJ" is one administrative unit. It is not.

The SS areas within PJ
The SS areas that are in Petaling Jaya sit mainly in the 47300 and 47301 range, and include SS1 (Kampung Tunku), SS2, SS3, the SS4 to SS7 group broadly known as Kelana Jaya, SS20 and the SS22 to SS26 cluster covering Damansara Jaya, Taman SEA, Taman Megah and Taman Mayang.
Which PJ areas are landed neighbourhoods
The established landed sections
Section 5 (Bukit Gasing) is one of PJ's most desirable landed addresses — elevated, leafy, close to the Gasing forest, with large older bungalows and semi-Ds that increasingly trade for rebuilding. Section 17 and Section 16 carry mature landed stock near University Malaya. Sections 19, 20 and 21 — Taman Gee Huat, Taman Paramount and SEA Park — are classic established PJ landed neighbourhoods with strong local demand and good rail access.
The SS landed areas
SS22 (Damansara Jaya) and SS23 (Taman SEA) are sought-after landed addresses with mature trees and strong school catchments. SS2 is better known for its commercial strip but has substantial landed housing behind it. SS1 (Kampung Tunku) and the Kelana Jaya group offer more affordable landed entry points.
What drives price within PJ
Within any PJ section, price is set street by street. Land size, frontage, facing, whether the home is original or rebuilt, and proximity to a rail station or a good school move the number far more than the section number does. Two homes in the same section can differ by millions on land area and condition alone.
The rebuild dynamic
Much of PJ's landed stock dates from the 1960s to 1980s, and a growing share of transactions are buyers purchasing at land value to demolish and rebuild. In the better sections this is now the main source of prime new homes, because vacant lots essentially do not exist.
Connectivity
PJ is wrapped by the Federal Highway, LDP, NKVE, Sprint and NPE, and served by the Kelana Jaya LRT line through Taman Paramount, Asia Jaya, Taman Jaya and Kelana Jaya, plus the Kajang MRT line to the north. Proximity to a station is a real and growing price factor for both resale and rental.
Practical notes for buyers
- Confirm your council — Petaling Jaya or Subang Jaya, because it affects assessment and approvals
- Check the postcode on the title, not from a portal listing
- Verify unapproved extensions — common in homes of this age, and they surface in the bank valuation
- Test the commute at the real hour on a weekday; PJ traffic varies enormously by the half-hour
- Check flood history on streets near the main drains and rivers

Frequently Asked Questions
What is the postcode for Petaling Jaya?
PJ uses several. The numbered Sections run 46000, 46050, 46100, 46200, 46300, 46350 and 46400, while the SS areas within PJ sit mainly in the 47300 and 47301 range.
Are SS17 and SS19 in Petaling Jaya?
No. SS12 to SS19 fall under the Subang Jaya City Council, not Petaling Jaya, and carry Subang Jaya postcodes. This affects your assessment rates and which council approves your building plans.
Which PJ sections are the best landed areas?
Section 5 (Bukit Gasing) is among the most desirable — elevated and leafy with large older homes. Sections 16, 17, 19, 20 and 21, plus SS22 (Damansara Jaya) and SS23 (Taman SEA), all carry sought-after landed stock.
Why are PJ addresses so confusing?
Two separate numbering systems overlap: numbered Sections for the older city and SS numbers for the later western development. They are not sequential with each other and do not map onto one another.
What drives price within a PJ section?
Street by street factors — land size, frontage, facing, original versus rebuilt condition, and proximity to a rail station or good school. These matter far more than the section number itself.
