Yes. Foreigners can own landed residential property in Malaysia on a freehold or leasehold title, but two conditions apply. First, the purchase price must meet the minimum threshold set by the state — in Kuala Lumpur that is generally RM 1 million, and in Selangor it is generally RM 2 million for landed property in most districts. Second, landed property in Selangor requires state consent, which is applied for after the sale and purchase agreement is signed. Ken Tck handles both steps for foreign buyers, and every semi-D and bungalow featured on this site is above the foreign-ownership threshold.

No. MM2H (Malaysia My Second Home) is a long-stay visa programme, not a requirement for property ownership. A foreigner can buy landed property in Malaysia without MM2H, provided the price meets the state minimum threshold and state consent is obtained where required. MM2H matters if you also want a renewable long-stay pass, and some MM2H tiers carry their own property-purchase conditions.
Freehold titles hold value more predictably and are simpler to resell, so they usually command a premium. Leasehold landed property — common in parts of Kota Damansara, Tropicana and Subang — can be priced 10–20% lower for a comparable house, and the practical questions are how many years remain on the lease and what the state charges to extend it. Below roughly 60 remaining years, bank financing starts to tighten, which affects your future buyer pool.
