No basic salary, no guaranteed income, and a fee structure most people misunderstand before they start. The honest version, including the maths that decides whether this career works for you.

Nothing here is an earnings promise. Property is commission-only — what you make depends entirely on what you close. Anyone who quotes you a guaranteed monthly figure is not being straight with you.
An estate agency earns a professional fee on a transaction. Under the BOVAEP fee schedule, the fee for the sale of land and buildings is capped at a maximum of 3% of the sale price. For lettings, the official scale sets 1.25 months' gross rental for a term up to three years, rising to 1.5 months for three to four years and 1.75 months beyond four, with a minimum of one month's rental. Service tax may apply on the fee. The fee is normally borne by the party who appoints the agency — usually the seller or the landlord.
The other lever on income is ticket size. BOVAEP caps the agency fee at 3% on a sale — on an RM 5 million bungalow that is a very different number. See the luxury property agent track.
That agency fee is not what the negotiator receives. It is split between the agency and the negotiator, and the split varies between agencies. This is the number people fixate on, and it is the wrong number to fixate on. Here is why.
Three variables set your annual income, and they are not equally important:
A negotiator on a modest split closing landed property at RM 2 million and above will out-earn one on a generous split closing small units — by a wide margin. This is why the sector you work in matters more than the deal you negotiate with your agency.
I work semi-D, bungalow and land, in areas where entry prices start above RM 1.2 million and the top end runs into eight figures. The paperwork on a RM 5 million bungalow is not five times the paperwork on a RM 1 million unit. The difference is that you must genuinely know the area — price per square foot road by road, which tenure, which precinct — because buyers at that level ask questions that expose you instantly if you do not.
That is the real trade. Higher brackets pay more per transaction and require you to actually know something. Lower brackets pay less and forgive ignorance. Choose accordingly.
Commission is not paid when you shake hands. It is paid on completion, and a landed transaction can run months from first viewing through to completion — longer where state consent is involved, as it is for foreign buyers in Selangor.
So the work you do in January produces money in April or May. New agents almost always underestimate this, run out of runway in month three, and leave right before the pipeline they built starts paying. Budget three to six months of living costs before you start. That single decision separates the people who last from the people who do not.
I will not give you a number, because the honest answer is that it varies enormously and anyone who gives you one is selling something. What I will tell you is the shape: a slow, frustrating, near-income-free first quarter, a second quarter where the first deals close, and a second half where the pipeline built earlier starts producing continuously. Agents who make it past month six mostly stay. Agents who quit almost all quit before it.
Any agency that will not answer the last one in writing has answered it.
