Should You Change Property Agency? Nine Questions First

Most agents who move do it for the wrong reason and end up in the same position a year later. Here is how to tell whether the problem is the agency — or the pipeline.

Every experienced negotiator in this market has been approached about moving. Usually the pitch is a commission split. Sometimes that is the right reason to move. Usually it is not, because a bigger share of very little is still very little.

Before you move, work through these honestly. If your current agency answers most of them well, stay — you have something a lot of agents do not.

1. Where do your leads actually come from?

If the honest answer is "portals and cold calls I generate myself", then your agency is providing a licence and a logo, and not much else. An agency with genuine owner data changes what your working day looks like. Ask any agency courting you exactly what data you get access to on day one, and ask them to be specific.

2. Is there a training system, or was there an onboarding?

A one-day induction is not training. A weekly, structured programme that keeps running in year three is. Markets shift — foreign-buyer rules, financing appetite, which corridors are moving — and an agent who stopped learning in month two prices badly for years afterwards.

3. Can you co-broke internally without a fight?

You will regularly have the listing and not the buyer, or the buyer and not the listing. If internal co-broking is political at your agency, you are turning away deals you have already half-earned. Full internal co-broke is one of the least glamorous and most valuable things an agency can give you.

4. Does the brand help you win the listing?

Sit in an appointment against two competitors and you will find out fast. Some names open the door. Some you have to apologise for. If you are winning listings despite your agency's name rather than because of it, you are doing work the brand should be doing for you.

5. Is the person leading you still selling?

This is the question I would ask first if I were moving. A leader who stopped transacting three years ago is teaching you a market that no longer exists. Ask directly: what did you personally close in the last twelve months? Anyone who dodges that has answered it.

I still sell. I close landed property personally every year while building the team — because I do not believe you can teach a market you have stopped participating in.

6. What sectors are actually open to you?

Many agents are boxed into residential subsale by default and never touch primary market, commercial or industrial. That is a ceiling on your income imposed by structure, not ability. If you cannot move between sectors when an opportunity appears, ask why not.

7. What is the real reason you want to leave?

Be brutal here. If your pipeline is empty, moving agency will not fill it — you will arrive somewhere new with the same empty pipeline and a fresh set of excuses. Move because something structural is missing. Do not move because this quarter was slow.

8. What transfers with you, and what does not?

Your REN registration moves with you but must be re-registered under the new agency, and there is paperwork and a gap to manage. Your relationships move with you. Your agency's listings generally do not. Anything held in the agency's database stays behind. Plan the timing around live deals so you are not mid-transaction when your registration is in transit.

9. If you lead a team, can they come too?

A team leader considering a move is really making the decision on behalf of several people. The practical question is whether the receiving agency has the geographic coverage and structure to take a whole team without breaking it up. The honest summary

Move if leads, training, co-broking, brand or leadership are structurally missing and will not change. Stay if they are there and you simply had a bad quarter. And whichever way you go, get the terms in writing before you commit — from me or from anyone else.
