Buying Industrial Land in the Klang Valley — Areas, Prices and Pitfalls

Industrial land is priced on what you can lawfully build and operate, not on acreage alone. Two neighbouring parcels at the same psf can be worth entirely different amounts once you read the category of use and the power position.
Where the industrial land is
The Klang Valley's industrial belt runs broadly west and south of Kuala Lumpur. The established areas each have a character worth knowing before you search.
The Klang and Port Klang corridor
Bukit Raja, Meru, Kapar and the port areas. Heavy and medium industry, logistics and warehousing, with port access the main draw. Bukit Raja in particular is a mature, well-located industrial address with consistent demand.
Shah Alam and Subang
Selangor's industrial heartland — Sections 15, 16, 22, 23 and the surrounding estates. Mature infrastructure, good labour availability, and scarce vacant land, so most transactions are existing factories rather than bare plots.
Puchong, Telok Panglima Garang and Banting
The southern corridor, with more available acreage and lower psf. Telok Panglima Garang and Banting (in Kuala Langat) carry the larger parcels — JPPH-registered industrial land in Kuala Langat averaged about RM76 per square foot over the 24 months to July 2026.
Rawang, Serendah and the northern corridor
Cheaper land, longer drive, and increasingly attractive as the southern and central areas tighten. Suits operations where logistics cost matters less than land cost.
What decides the price
Category of use and express conditions
This is the most under-checked item in industrial land buying. Malaysian titles carry a category of land use — agriculture, building or industry — plus express conditions that can be far more specific. A parcel categorised "industry" with an express condition limiting it to a named activity will not support a different operation without a variation application.
Power
If your operation needs significant load — a foundry, a fabrication line, cold storage, anything with heavy machinery — the available supply decides whether the site works. Confirm the firm capacity and the serving substation in writing, and do not assume that an industrial address implies industrial-scale power.
Access and loading
Container access, turning circles for prime movers, and the road reserve width all matter. A parcel that cannot take a forty-foot container is a different product from one that can, whatever the title says.
And the usable area question
Setbacks, plot ratio, drainage reserves and easements all reduce what you can actually build on. Always work from usable buildable area, not title acreage — a long thin parcel can lose far more than a compact one of identical size.
Due diligence essentials
- Title search: proprietor, area, category, express conditions verbatim, restrictions in interest
- Caveats, charges, tenancies and arrears of quit rent and assessment
- Registered legal access — an easement, not a habitual route across a neighbour's land
- Local authority confirmation of permitted use, plot ratio and height
- Flood history and modelled level, independently verified
- Soil investigation where you intend heavy floor loadings
- Utility positions: power, water, sewerage, telecoms, in writing
- Environmental: contamination history and any EIA requirement
Costs beyond the price
Budget stamp duty on the transfer — tiered at 1% on the first RM100,000, 2% to RM500,000, 3% to RM1 million and 4% above that — plus legal fees, valuation, disbursements and any conversion premium if a variation is needed. On an industrial transaction those add up to a meaningful cash requirement before you own anything.

Frequently Asked Questions
Where should I look for industrial land in the Klang Valley?
The Klang and Port Klang corridor for port access and heavy industry; Shah Alam and Subang for mature infrastructure; Puchong, Telok Panglima Garang and Banting for larger cheaper parcels; Rawang for the lowest land cost.
What does industrial land cost in Selangor?
It varies widely by area and access. As one benchmark, JPPH-registered industrial land in Kuala Langat district averaged about RM76 per square foot over the 24 months to July 2026.
What is the most commonly missed check?
The express conditions on the title. A parcel categorised 'industry' can carry a condition limiting it to a named activity, which will not support a different operation without a variation application.
Why does land shape matter for industrial land?
Setbacks, plot ratio, drainage reserves and easements all reduce buildable area, and a long thin parcel loses far more than a compact one of the same acreage. Always work in usable area.
What are the transaction costs?
