Selling Your Semi-D or Bungalow — an Owner's Guide to Getting It Right

1. Price to transact, not to negotiate

The most expensive mistake in landed sales is the "leave room to negotiate" price. Buyers in the landed market are researched; an asking price 15% above transacted comparables doesn't start negotiations — it removes you from consideration. Then the listing ages, and aged listings attract exactly the aggressive offers you were trying to avoid. Price within ~5% of honest value and serious buyers engage in weeks. 2. Check your RPGT position before you list

3. Choose your marketing: public or quiet

What the 2026 foreign-buyer change means for sellers: foreign buyers now pay 8% stamp duty (up from 4%), which slightly tightens what they can offer at a given all-in budget. On RM 2M+ stock where foreign demand is real, correct pricing matters more, and access to prepared foreign buyers — financing and consent understood — matters most. That preparation is agent work.

Agency fees in Malaysia are capped by BOVAEP at a maximum of 3% of the sale price. From accepted offer: SPA within weeks, buyer financing and (for foreign buyers) state consent run in parallel, completion typically ~3 months for local buyers and 4–7 months for foreign buyers. Your lawyer retains part of the price for RPGT filing.
