Your DSR
—

Estimates for guidance only, based on the rules in force in 2026. Your lawyer, banker or tax adviser will confirm the final figures.

DSR = total monthly debt repayments ÷ net monthly income. Each bank sets its own limit by income band and profile, and also stress-tests the new loan at a higher rate.

Questions

Common questions

What DSR do Malaysian banks accept?

There is no single number. Many banks accept 60–70% of net income for higher earners and set lower limits for smaller incomes. Below 40% is comfortable almost everywhere.

How do banks count credit cards in DSR?

Usually as 5% of the total card limit per month, whether or not you carry a balance — so cancelling unused cards can improve your DSR.

Is DSR calculated on gross or net income?

Most Malaysian banks use net income — after EPF, SOCSO and income tax. Self-employed buyers are assessed on declared income and bank statements.
