MM2H in 2026 — the Three Tiers, the Mandatory Property Purchase, and How to Choose

MM2H is the residency route most of Ken's foreign buyers use — buyers from Japan, Korea, Taiwan, Hong Kong and China in particular. The current programme ties the visa directly to property ownership: every standard tier carries a minimum property purchase that must be held for the duration of participation.

The three tiers at a glance

• Standard tiers require applicants to be 21 or older (25 for some categories per current guidelines) — verify your category when applying.
• A separate SEZ/Special Financial Zone route (e.g. Forest City) runs on lower deposits — from USD 65,000 (age 21–49) or USD 32,000 (50+) — with property purchased from approved developers.
• Participants must generally spend 90 cumulative days per year in Malaysia.
• Up to 50% of the fixed deposit can be withdrawn for approved purposes including property purchase, medical costs and children's education.

The property rules that actually bite

• The MM2H property must generally be held for the duration of your participation — this is a home base, not a trading position.
• The purchase must still clear the state foreign-ownership threshold, which can be higher than the MM2H minimum: RM 600,000 satisfies Silver, but in KL the state floor is RM 1M — see thresholds by state.
• MM2H does not exempt you from the flat 8% foreign stamp duty introduced 1 January 2026 — see the 2026 stamp duty guide.

A family planning to actually live here — international schools, golf, healthcare — usually lands at a Gold-tier deposit paired with a RM 2M+ landed home in areas like Desa ParkCity, Saujana or Mont Kiara, because that is what fits the life they are moving for. Choosing Silver to minimise the deposit and then discovering the house you want costs RM 2.4M helps nobody.

Why MM2H plus landed property is the combination that works

The visa answers "can I stay?"; the property answers "is this home?". Landed property answers a third question high-rise cannot: scarcity. KL's established landed areas add essentially zero new supply, which is what protected values through every cycle of the last two decades.
